Getting started
Where do I find my rent payment details?
We email you the rent bank account and payment reference during the move-in process. Your agreement also confirms the rent amount and due day. Use the exact payment reference in our email. If you are unsure, ask your property manager or email info@unoproperty.co.nz before paying.
What should I check when I move in?
Review the entry inspection report, check the listed chattels and photograph any existing marks or faults. Send corrections to your property manager promptly so there is a clear record of the property’s condition.
How do I contact my property manager?
Your property manager’s contact details are in the UNO tenant portal and in the information we email during your move-in process. You can also email info@unoproperty.co.nz and we will direct your enquiry to the right person.
Rent & bills
When should I pay rent?
Pay by the due day in your tenancy agreement, using the correct tenant reference. Setting an automatic payment in advance of that day can help prevent missed payments.
What if I cannot pay on time?
Contact your property manager as early as possible. Explain when you expect to pay so you can discuss the next steps together.
Will I be charged for water?
Eligible water use may be billed to tenants when the property and charges meet the legal requirements. Check any invoice against your tenancy agreement and ask your property manager about a charge you do not understand. Read Tenancy Services’ water guidance.
Where is my bond held?
Residential tenancy bonds are lodged with Tenancy Services. Keep your bond contact details current. When your tenancy ends, review any proposed refund through Bond Hub. Learn about Bond Hub.
Repairs
How do I report a maintenance issue?
Use UNO’s maintenance request page or contact your property manager. Describe the problem, attach clear photos and include any access information. Report faults promptly, even if they seem small.
What should I do in an emergency?
For fire, serious injury, gas danger or immediate risk, call 111 first. When safe, contact your property manager using the urgent or after-hours details we sent during move-in. Their details are also in your tenant portal. For urgent damage or loss of an essential service, call your property manager rather than relying only on an online request.
What if a smoke alarm is not working?
Tell your property manager promptly and never disable an alarm. Follow your tenancy instructions about replacing a user-replaceable battery where required. See Tenancy Services’ smoke alarm guidance.
Living in your home
How much notice will I get for an inspection?
For a routine rental inspection, notice must be at least 48 hours and no more than 14 days in advance. Inspections cannot be more frequent than once every four weeks. Read the inspection rules.
Can I keep a pet?
Request your landlord’s written consent before bringing a new pet into the home. Reasonable conditions, including a pet bond, may apply. Contact your property manager to start the request. Read the pet consent guidance.
Can I change or install something in the property?
Speak with your property manager before installing fixtures, making alterations or arranging work. This also applies to changes such as fibre installation or extra keys.
What should I do about dampness or a leak?
Use the available extractor fans and ventilate and heat the home appropriately. Report leaks or persistent dampness promptly, with photos if possible. If water is causing immediate damage, call your property manager using the urgent contact details in your tenancy pack.
Moving out
How do I give notice?
Contact your property manager early and give written notice. For a periodic tenancy, tenants generally need to give at least 21 days’ notice. Fixed-term agreements have different rules, so check your agreement and the current Tenancy Services guidance before choosing an end date.
What should I do before returning the keys?
Remove your belongings and rubbish, leave the home reasonably clean, settle outstanding rent and bills, and return all keys. Keep dated photos and speak with your property manager about the final inspection.
How is the bond refunded?
After the tenancy ends, review the proposed bond refund and any deductions before agreeing. Bond Hub allows tenants to view and respond to a refund request. If there is a disagreement, discuss it with your property manager or use the usual Tenancy Services process. Read bond refund guidance.
