Did you know? July 1st is a big deal for all landlords in New Zealand — it’s the final deadline for every rental property to fully comply with the Healthy Homes Standards. This isn’t some new rule that just popped up. It’s been rolling out over the past few years, and now, starting July 1st this year, every single rental must meet 100% of the requirements.
If you live in the house yourself, that’s a different story. But if you’re renting the property out, compliance is not optional. It’s a legal requirement.
No matter what kind of house it is, if it’s being rented out, it must meet the standards:
Insulation
Heating
Moisture barrier
Ventilation
Drainage
These are also the areas where landlords tend to spend the most — and where things most often go wrong. Right now, many landlords are making a final push to get things done. Some are waiting for inspection reports, some are comparing quotes, and others are trying to book contractors. But since so many people have left it to the last minute, contractors are absolutely slammed, and many jobs just can’t be finished before July 1st.
So, what happens if you don’t make it in time? Well, even if you’ve already lined up a contractor, accepted a quote, and scheduled the work, you could still face complaints from tenants and potential fines. This is especially true if the tenant is unhappy or if there are already tensions — in those cases, enforcement is more likely.
