The epidemic in Wuhan has affected the hearts of tens of millions of New Zealanders. We are glad to see that Wuhan has survived and the epidemic is under control. 2020 is still full of hope and promises.

Even in the midst of darkness and struggle, we still need to make progress and continue to grow.

Among the many UNO clients, we have found 3 owners with their own unique insights and successful investment experiences to share their vision and thoughts for 2020. We asked them the following 4 questions:

First interviewee:

IT executive and Property investment enthusiast; 35 years old; 9 years investment experience in Auckland property market.

  1. What do you think of the real estate market in Auckland for 2020 in general?
    I think it will be better than last year especially for properties under 1 million and properties with development potential. But from July onwards a lot of people will wait and see what happens at this year’s election in September and the activity will slow down for that period. 
  2. Where do you see the opportunities for property investors this year?
    With the uncertainty of the global economy, opportunities still lie in the first home buyer market and development properties in the central areas. 
  3. What is your plan with property this year? Buying, selling or developing?
    Buy and continue to build high density terraced house projects
  4. What do you think property investors should be careful of when investing in property this year?
    Changes in policies, since there is a general election, there will usually be a waiting period before and after the general election. As a result, policies will also affect housing prices.

Second Interviewee: 

Entrepreneur, 45 years old; 20 years investment experience in Auckland property market.

  1. What do you think of the real estate market in Auckland for 2020 in general?
    I think Auckland’s real estate prices will increase slightly from last year.
  2. Where do you see the opportunities for property investors this year?
    I personally think Avondale has huge potential. The government is putting a lot of money into Westgate and infrastructure for Whangaparaoa Peninsula.
  3. What is your plan with property this year? Buying, selling or developing?
    I would focus on completing my building projects because construction costs in Auckland are rising every year. Personally, I don’t think it is a good time to sell. You will have to wait for better prices than this year.
  4. What do you think property investors should be careful of when investing in property this year?
    In any market, it is always important to buy right. You make money when you buy. If you pay too much for it and just wait for properties to increase in value, it is always harder. It is also important to watch what the interest rates are doing which has a significant impact on holding costs.

Third interviewee:

Freelancer; 38 years old; 8 years Investment Experience in Auckland property

  1. What do you think of the real estate market in Auckland for 2020 in general?
    I think there will be an upward trend in Auckland’s housing market this year, but it will not reach the height of what it was 2-3 years ago.
  2. Where do you see the opportunities for property investors this year?
    I think opportunity still belongs to affordable housing. According to the statistics, Auckland still needs a lot of housing. Therefore, properties below $900,000 are relatively low risk investment projects. In terms of location, other than Warkworth, I personally like Northcote on the North Shore, Avondale and New Windsor in Central West.
  3. What are your plans for properties this year? Buying, selling, or developing?
    To finish building on current projects, and to find some sections to build Terraced Houses maybe in West Auckland
  4. What do you think property investors should be careful of when investing in property this year?
    I think the general election will have a big impact on the housing market, so there will not be much fluctuation in the first half of the year, and it may be difficult to achieve top dollar in the first half of the year.
